The New Rental Property Register: Don’t Get Caught Out
The private rental sector is changing once again, and landlords across England need to be aware of an important new legal requirement that could have significant implications for their investment properties.
As part of the ongoing implementation of the Renters’ Rights Act 2025, the Government has announced the introduction of the new ‘Register Your Rental Property’ service. This national database will require landlords to register both themselves and their rental properties, providing key information about ownership, tenancy arrangements and property compliance.

The service will begin rolling out from December 2026 and will be introduced region by region across England. Landlords who own and let properties under assured or regulated tenancies will be required to comply with the new registration requirements within the applicable deadlines.
The Government's aim is to improve transparency within the private rented sector, make it easier for local authorities to identify rogue landlords and provide tenants with greater confidence when renting a property. Whilst many responsible landlords are already operating to a high standard, the new register adds another layer of administration and compliance that must be completed correctly.
Registration will require landlords to provide details about themselves, their properties and various compliance documents. An annual registration fee of £65 per property will also apply. Failure to register may result in substantial financial penalties, potential rent repayment orders and restrictions on a landlord's ability to regain possession of their property.
For landlords already dealing with EPC requirements, gas safety certificates, electrical inspections, licensing obligations and ever-changing legislation, this can feel like yet another piece of paperwork to navigate.
