Common Queries

  • Whether it is from the roof, the flat above, or the source is a mystery, they are disruptive and require attention.  The more information that we have around any suspected water leak, the quicker we may be able to diagnose the problem. 

    Some helpful checks to make are: 

    • When was the leak first noticed?  Does it tie in with a period of wet weather, or bathtime in the flat above?

    • Is there water dripping through or is it just a stain on the ceiling? 

    • If water is dripping through, at what rate - would it fill a cup, a bucket, or a bathtub in 30 minutes?

    • If it is a stain, what colour is it?  Black spots generally indicates a condensation issue, whereas a brown tide mark suggests water ingress.

    • What is above your property?  If it is the roof, please contact our office.  If it is another flat, please knock on their door to see if you can collaboratively resolve the issue.

    Water ingress is, unfortunately, a common problem in property management. 

  • We would suggest that the first step is to approach your neighbour for a calm and reasoned conversation about the noise to see if a resolution can be reached.  If this is not successful, you may need to contact the local council's Environmental Health team who will generally request a diary of the noise complaints before they are able to investigate further.  As Managing Agents, there is little that we can do unless legal action is to be sought for a breach of lease, which can be protracted and costly. 

    Dealing with noisy neighbours can be a problematic situation to navigate. 

  • Where you might have concerns about the condition of the communal areas of a property, whether it be that the cleaning isn't up to standard, or the light on the 3rd floor never comes on in the evening, please let us know.  Whilst we do conduct site inspections, we are not at the property all of the time.  It is extremely helpful when residents can report any issues to us so that we can take action to get any problems resolved swiftly and before they become safety concerns.
